The approved project

Taylor Morrison is moving forward with a 275-home residential redevelopment at the former Paradise Spa property near East Richmar Avenue and Las Vegas Boulevard, FOX5 reported September 30. The station cited approved Clark County plans for single-family homes and condominiums on the 28-acre site.

FOX5 observed heavy equipment on the graded property. That is evidence of site work, not a completed neighborhood. The developer had not supplied a construction completion estimate to the station at the time of its report.

A complicated property history

The former condominium complex experienced deterioration and fires before demolition. Neighbors interviewed by FOX5 welcomed the redevelopment after years of safety concerns. The station also recalled that the older property had provided relatively low-cost housing to people with few alternatives.

Both parts of that history matter: replacing deteriorated buildings can change conditions around a site, while the new project’s affordability cannot be inferred from the fact that it adds homes. No verified selling prices or affordable-housing commitments are established by the report.

The next milestone

The approved unit count describes the planned subdivision. Future construction updates and sales materials will be needed to establish delivery dates, available home types and prices.
