A cleared campus site returns to market
UNLV is seeking $39.91 million for its former Paradise Campus, a vacant property across Tropicana Avenue from the Thomas & Mack Center. The university’s commercial listing says offers will be reviewed in November 2026, providing a next step for a site whose earlier prospective buyers did not complete their purchases.
The offering covers 10.18 acres at 851 E. Tropicana Ave., at the southeast corner of University Center Drive. The listing identifies the parcel as 162-27-501-002 and gives its size as 443,441 square feet. Those figures explain the rounded 10.2-acre description in news coverage.
The Las Vegas Review-Journal reported October 2 that UNLV had announced the offering September 30. University real estate official David Frommer said the asking price reflected appraised values. It remains an asking price; the materials reviewed do not establish a completed sale or an approved replacement project.
Why UNLV cleared the property
The former campus had six buildings, four dating to 1949. A December 2022 Board of Regents briefing described the structures as obsolete and expensive to maintain, and said the site was outside UNLV’s primary campus-development focus. Anticipated access difficulties from the Tropicana and University Center grade-separation project also influenced the relocation decision.
The property’s university uses extended well beyond classrooms. A June 2025 briefing records early facilities for the law and dental schools, university police, ROTC and the Solar Decathlon construction yard. Later occupants included Educational Outreach and the Osher Lifelong Learning Institute. Those two programs moved in early 2024 to renovated space at 4350 S. Maryland Parkway, according to the briefing. Frommer told the Review-Journal that demolition was completed around spring 2024.
Two earlier sale paths ended
Regents authorized a sale to the Clark County Department of Aviation in December 2022. But the department bought another property south of Harry Reid International Airport and told UNLV in 2024 it was no longer pursuing the Paradise site, according to the university’s subsequent briefing.
UNLV then explored selling roughly 2.35 acres at the property’s northwest corner to The Boring Company for a Vegas Loop station. June 2024 agenda materials describe that proposal as an alternative to an earlier location within the main campus, with associated surface-access and tunnel easements. The contemplated land sale was not completed: a March 2026 regents briefing says Boring notified UNLV in May 2025 that it would stop pursuing the Paradise Campus purchase.
Sale proceeds have an existing purpose
The unsuccessful aviation sale also affected university finances. A June 2024 briefing requested approximately $11.61 million in Capital Improvement Fee funding to cover renovation costs after expected sale proceeds failed to arrive. It said future Paradise sale revenue would first repay demolition costs and then reimburse that fee funding.
By June 2025, UNLV was considering a sale, a revenue-producing ground lease or a partnership. Its briefing said the university had no development plans for the property and saw raising funds for other university needs as a higher priority than building there.
What a buyer would still need to resolve
The current listing markets possibilities including commercial, mixed-use and hospitality development. Those are proposed uses, not project approvals. The site’s proximity to airport runways brings Federal Aviation Administration height restrictions and airport-compatible development requirements into consideration, according to the October reporting. A sale would also require Board of Regents approval.
November’s offer review is therefore the immediate milestone. A selected purchaser, final sale terms and a specific development proposal would provide the next concrete evidence of what this corner could become.
